1. Where do we collect the keys?
    There is no Key!! Our door has a code lock, which is unique to your visit. We will send you the code and the alarm code before you travel so there is no need to find a Management Company's office first.
  2. How far is Emerald Villa from the Theme Parks?
    Hampton Lakes is located on Hwy 27, central to all the main routes to the Parks, close to the I4 and US192. The villa is 11 miles from World Drive leading into the main gates of Disney's Magic Kingdom and takes about 15 minutes. Universal Studios is 27 miles and takes about 35 minutes. Busch Gardens in Tampa is 58 miles and takes around an hour.
  3. Do we need to bring towels or bedding?
    Our villa is fully equipped to be like a home from home and has all the bed linen and towels you will need. The housekeeper will also leave a small supply of toilet tissue and soap in each bathroom. You may wish to bring bedding for babies who can be sensitive. We also suggest you bring your own beach towels. Please remember this is a self-catering home and there will be no consumables, other than supplies a previous guest may have left.
  4. Do you offer a late checkout?
    We may be able to offer this service by prior arrangement depending on whether or not its a sameday changeover. There may be an additional charge.
  5. Is there a BBQ grill?
    We do not provide a BBQ. They are however available for rent so please let us know when you complete your booking form if you wish to hire one. This ensures you get a clean grill and a full bottle of gas each visit.
  6. Is smoking permitted in the villa?
    Smoking is NOT permitted in any part of the villa with the exception of the pool deck area.
  7. Are pets allowed to stay at the villa?
    We do NOT allow any pets to stay in this home. We may be able to make exceptions for 'special needs dogs' with our prior permission.
  8. Will we see any bugs or cockroaches
    Our home is inspected and sprayed for bugs every month. If you see any live cockroaches we can arrange an extra visit. If you see any dead ones, the spray has done its job! Florida is a tropical climate and bugs are all around, so don't be shocked to see them.
  9. Is the villa air-conditioned?
    Yes, the home is air-conditioned and climate controlled. In addition, the lounge area & both Master Bedrooms have ceiling fans for extra comfort.
  10. Is there access to the internet?
    FREE FioS high-speed wireless (WiFi) access is available for all your laptops, mobile phones & tablet devices.

  12. Will my family be safe?
    Hampton Lakes is a peaceful location, however, for your added peace of mind the villa has a monitored home security & smoke alarm system. In addition to this the villa has a security safe that is big enough to store your laptop, cameras and valuables. The estate is also regularly patrolled by Security employed by our Home Owners Association and CCTV cameras with number plate recognition are installed at the entrance to the estate.
  13. How safe is the pool area?
    There is a safety alarm on the patio door so kids cannot access the pool deck area without your knowledge. We also provide a 4ft mesh fence that will prevent kids accessing the pool on their own. Please be aware, these measures are no substitute to parental supervision.
  14. Is the pool heated?
    We provide FREE pool heating for the months of Sep to May inc. In the other months it is normally warm enough for everyone. Please note that if the outside temp falls below 45°F the heating system may not be effective, please read our Terms for further details. The pool also has a roll away solar cover to be used in conjunction with the heating system during the cooler winter months to help maintain the pool's temperature at night and when not in use.
  15. What is the weather like in Orlando?
    Please see our Location page for full details. Orlando is in a sub-tropical zone and has all-year round sunshine. Personally, our favourite months are Apr, May, Oct & Nov, when its not too hot or humid. But then again, every month is better than in Scotland !!!
  16. Can you recommend any good websites for flights and car rental?
    Yes, please contact us by email and we will be happy to make some suggestions depending on where you are travelling from and when. We have been to Florida over 20 times and have tried most of the routes from the UK. We also know some of the best places for Car Hire.
  17. Is this home Disabled friendly?
    Although not specifically adapted for wheelchairs, our home is friendly & will suit the less mobile. There are 2 Master bedrooms on the ground floor and we have provided wheelchair ramps to get over the small step at both doors. There is also an adjustable shower stool and grab handles in the main shower.
  18. What is a Security Deposit?
    Our local Manager will visit you on your first day to check the villa is perfect. They will ask for a credit card swipe to act as a Security Deposit. If any damages occur to the home they will be charged against the Security Deposit. This is very rare and we simply ask that if there are any breakages during your stay that you either advise our Manager or just replace the item ... Walmart has almost everything !!
  19. How do we pay the rental?
    Please follow the instructions on our Booking page & you will be offered 3 options to make the Booking Deposit: 1. Send us a check / cheque 2. Use a credit card through Paypal 3. Internet Banking transfer to our account. Once the deposit is paid your dates are guaranteed.
  20. What if we need assistance during our stay?
    We have a friendly local management company that acts as your first point of contact should you need any help or if something goes wrong in the villa. Their contact numbers are in the villa & in our information pack and they will be happy to assist with all matters that may arise.
  21. How far is the villa from the airport?
    Once you leave Orlando International it will take 35 to 40 minutes to drive to the villa. If you are travelling from Sanford then its about 60 minutes. Our information pack will include directions & the address so you can use Google Maps or your own Sat Nav.
  22. Do you have any other villas?
    If our villa is unavailable for your vacation or if you need to rent 2 villas together then we can put you in touch with our Management Company who look after a number of other homes on Hampton Lakes. That way you will have continuity and comfort knowing you are dealing with the same people.
  23. Is the pool cleaned when we are there?
    Yes, the pool & hot tub are checked on a weekly basis for your comfort & safety. You must allow the Pool Technician into the pool area to clean and maintain the pool.
  24. Do I need a Hire Car?
    The simple answer to this is YES. To ensure you get the most out of your Florida villa vacation, a hire car is a must. We will be happy to advise you on the best places to search for a rental & the best type of vehicle to rent. Driving in Florida isn't overly daunting and its fairly inexpensive compared to other countries. Just send me an email.
  25. How many people can stay in the villa?
    The maximum occupancy is 10 people plus an infant. This is strictly enforced by both our hotel licensing regulations and insurance. Its also the maximum we would say would be comfortable living in our home.
